Real Estate Photography

Beautifully shot and edited print- and web-quality images of the interior and exterior of the property. Ask and I can provide examples. Or you can just look at my portfolio samples here.Research proves that professional real estate photos sell homes faster and for more money.

You will also get a floor plan and a hosted floor-plan tour with selected images placed around the floor-plan for the potential buyer to see the property.

Basic Photo Packages

For interior and exterior photos, the cost is based on the house's square footage.

0-1,999ft² = $200
2,000-2,499ft² = $250
2,500-2,999ft² = $300
3,000-3,499ft² = $350
3,500-3,999ft² = $400
4,000-4,499ft² = $450
...you should be seeing a pattern by now

There will be an additional cost for acreages that need lots of photos. Barns, paddocks, arenas, etc.

Photography Add-Ons

Drone Photography: $150 (where available)

Virtual Staging: $20-30 per image

Virtual Twilight: $10 per image

True Twilight: $300 (5-15 images)

Zillow 3D Tour: $50/1,000 sq.ft.

Mileage Fee: $3/mile above 20 miles from my home in El Dorado Hills

Slide-show from stills: $150

Instagram Reel, includes drone stills (60 seconds): $250

Vacation Rentals

Vacation rentals are, essentially, double the cost of real estate photography: $500 to start.

Why? Twice as much work. Not only are there the wide shots showing the whole room, there's also detail shots showing amenities provided such as linens, cookware, bedding, outdoor amenities, etc.

Whether you're a new client or a returning one, I'm here to ensure your experience is seamless and informative.

What areas do you serve?

I'm based in El Dorado Hills (don't be impressed -- I live in the cheap seats) and will pretty much travel anywhere. That being said, there is a travel fee for anything more than 30 miles away. I've gone as far away as Truckee and Yuba City and done homes I can walk to.

How long will a photography session take?

For photography only I spit-ball 30-minutes for every 1,000 sq.ft. and that includes a floor-plan scan and, if needed, aerial photography.

When can I expect to receive my photos?

Photos will be delivered within 24 hours of completing photography. Usually the next morning. Video and virtually staged photos may take up to another 6-12 hours.

Do you offer virtual tours?

Yes, I offer a website and virtual tour option, complete with custom domain-name for your property. Please contact me for details.

Can I choose which photos to be edited?

No. I provide you, fully edited, with everything I shoot.

What should I do to prepare my property for a photography session?

Preparing your property for a photography session is key to achieving stunning visuals. Just ask and I'll provide you and your sellers with a complete document and checklist.

Can I reschedule my photography session if needed?

We understand that plans can change. If you need to reschedule, please contact us at least 48 hours in advance. We'll work with you to find a new time that suits your schedule, ensuring you receive the professional service you expect without any hassle. If you cancel with less than 48 hours notice there will be a change fee.

Do you provide image rights for the photographs taken?

Yes, upon completion of the photography session and full payment, we grant you full rights to use the images as you see fit. Whether for marketing materials, online listings, or print media, you have complete freedom to maximize your property’s exposure with the visuals we create.

How Many Photos Will I Get?

Every house is different, so this is hard to answer. An 1,800sq.ft. condo with no back yard is different than an 1,800sq.ft. house on 5 acres with a barn and RV parking.
